Find Home Buying Help With This Information | Eric Chua : Life - First

People are afraid when purchasing real estate for a few reasons. It can be a complex procedure with lots of legal terms that are difficult to understand. Many people believe the current real estate market is poor and that they will lose money or lose their home. Finding out as much information as possible is very helpful, and these tips provided here should go a long way.

When considering purchasing a house that comes with a great view, it is important to refrain from paying an increased cost simply for the view. You may love the view, but it won?t add any value during selling time. A view is a great asset, but you should not pay more for it.

Communicate with some real estate investors. Properties are constantly on the market, and not every listing is a good possibility for each investor. By doing this, you will stand a greater chance of discovering the rare find that has eluded other purchasers.

TIP! A good home-buying tip to implement is to make sure you gather enough information on the local market. Check websites including City-data.

Ask the seller of the home to help with the closing costs before making an offer. For example, it may be to your advantage to ask for an interest rate ?buy down.? Adding financial incentives to offers will make sellers less willing to negotiate selling prices.

Prioritize your wants and needs when hammering out a real estate purchase. Identify all the issues on the table and set your expectations for each of them. The issues that hold the greatest importance to you should be your top priority. However, it is likely that you will not get every one of your expectations fulfilled. Remember this and stay flexible on the less important issues.

Prior to purchasing any real estate, you first need to have a firm understanding of what a mortgage loan is and its many terms and conditions. To keep confusion to a minimum, you should have a solid grasp of how the term of your loan will affect the amount you pay each month and its impact on the amount of interest you will ultimately pay.

TIP! So you are in the market for a new home, but before you begin you need to locate a real estate agent that is qualified. Certainly, you want one that is trustworthy.

When considering a foreclosed home, consider the repairs that you will likely have to complete. There are a lot of foreclosed homes that have been vacant for an unknown period of time, this means that there has probably been no maintenance during this time. Problems might be easy to fix or more severe, so have an inspector take a look at the house before you close on it. It might need a new HVAC system, or pest control services.

Do the proper homework for rental properties. When purchasing a property to rent out, ensure you inspect at least two years worth of rental records. You need to find out if the person who is selling it to you is giving you the right info about what income it can generate. Your lender will most likely also want to see verification of income before they will issue a purchase loan for the property.

Once you start searching for a home, you need to exercise patience and remain level headed about what may be on the market. Finding the ideal property that falls within your strategy, and satisfies your goals can be time consuming.

TIP! If you can afford it, try to avoid buying a home that faces or backs a busy road. These houses can appear to be attractive due to the fact that they cost less than houses that are further away from busy roads; however, there is a good reason why they cost less.

Try using an online calculator in order to figure out how much you can realistically afford to spend on a house. The online calculators will ask for a variety of information about your earnings, your debt and how much you have saved for a down payment in order to calculate the amount of money you can afford to pay for a home. Doing this will prevent you from over-spending, as it provides you with an accurate description of what you really can afford.

If you already have an approval letter, a seller will be more interested in your offer. The process of buying can be lengthened if you need to wait for approval, and this may wind up costing you extra.

If there is any indication that your job could be at risk in the future, tread lightly in the real estate market. This is because any home purchase comes with a final obligation. You must make monthly mortgage payments or risk a devastating financial loss. Make sure that you have enough money saved up in the bank to pay for your mortgage in case anything happens to your job.

TIP! One of the first things to do when moving into your new home is to make sure you are adequately protected by home insurance. If you put off buying insurance, you?ll be sorry if there is an unpredictable act of nature that causes irreparable harm.

When you have kids, or are planning to start a family in the future, make sure you buy a home that can accommodate everyone. Your new home should be equipped for safety; consider this wisely if your home has a swimming pool or steep stairs. Buying a house from people who raised children in it should guarantee you a safe house.

Find a trustworthy partner to work with when buying a large and expensive commercial property. It can make it way easier to get the loan you need. When you have someone else willing to share the purchase, he or she can provide part of the down payment. Likewise, his or her credit is also factored in when you are applying for commercial loans.

TIP! Real estate agents should contact those who they have helped buy or sell a home once each year. They will remember how helpful you were when you contact them.

When you are buying a new property, you need to have some liquid funds available for unexpected expenses. Buyers find your closing costs via adding your down payment, the bank points, and the real estate taxes that are pro-related. Most of the time, closing costs also include improvement bonds, school taxes and other considerations.

Be sure that you have built up a good background regarding real estate before considering buying. The tips provided here should help to put you in a great position for making an informed purchase. Make sure you do all the necessary research, and get help from the right people to make informed

Google & Social: A Cautionary Tale | Business 2 Community

Google?s recent?acquisition of Wildfire?was just the latest in a long series of big moves made by the search giant in their quest for prominence in the social sphere. But it was the first significant one in a while that didn?t involve launching a product of their own. True, there have been social-oriented acquisitions in the past (Blogger back in the day comes to mind), but lately Google?s most memorable efforts to dabble into the social space came straight out of the labs over in Mountain View and, unfortunately for them, didn?t reach the heights they were undoubtedly hoping for.

Let?s take a look back at some of their efforts and learn some lessons of our own for launching a new product/service.

1. Google Wave: Too Smart for its Own Good?

WavelogoBack in 2009 when Google VP of Engineering, Vic Gundotra, and his team first?unveiled Google Wave at that year?s I/O conference, people believed they had just witnessed the second coming of email. Combining the latter with instant messaging and layering a boatload of functionality on top of the already impressive combo, Wave promised a radical shift in the way we communicated on the web.?Expectations couldn?t have been higher, and everyone and their mother in the tech/geek world (including yours truly) just couldn?t wait to get their golden ticket and grubby hands on the beta?(limited to 100,000 users only at first).

Initial feedback ranged from mixed to very positive (check out Engadget?s and Ars Technica?s hands-on reviews at the time for instance), with everyone agreeing that this was a tool with a tremendous amount of potential. But analysts also waved a few red flags, cautioning people to keep their expectations grounded as Wave needed to work out some kinks before being officially anointed the future of the Internet, most notably that it lacked?a clear purpose and viable real-life applications. Unfortunately, those hurdles proved too great, adoption never took off, even after removing the invite-only gate, and?Google pulled the plug on Wave?barely a year after introducing it.

But come on, this was pretty cool:

?2. Google Buzz: Parlez-vous Privacy?

Google-buzz-logo

As with Wave, Buzz was greeted with a fair amount of buzz (OK, that was too easy) upon release. Some were already dubbing it the ?Twitter killer? as Google was looking to leverage its considerable Gmail user base by integrating the new product directly within their email client. This would allow users to post updates visible to anyone in their Gmail contact list, directly from their Gmail page. In addition to the convenience of not having to change windows/tabs, Google enabled auto-following between a user and all his/her Gmail contacts, public and private sharing (which meant your posts would be indexed and thus Googleable) and a customized recommendation system for access to only the most relevant updates. All in all, it seemed the search giant had finally hit a social home run, and initial numbers posted on the official Gmail blog seemed to confirm it. Within 56 hours Buzz already had over 9?million posts and comments, which represents more than 160,000 comments and posts per hour.

Google however, neglected one vital aspect that would eventually bring about the demise of its newborn product: privacy. As soon as Buzz was announced, and even prior to launch, industry experts started pointing out the various breaches of user information that the company?s decision to automatically opt in its customer base, had caused. Chief among these complaints and considered the biggest privacy flaw was the public disclosure of the names of all Gmail contacts on a given user?s Google profile. After being hit with various lawsuits and settling a few of them, as well as being investigated by the FTC,?Google decided to shut down its Buzz service?a little over two years after its inception.

3. Google+: Is This Thing On?

GoogeplusBy launching its own social network, pitting itself in direct competition with Facebook and its already built-in user base of 500 million-plus (at time of launch), Google knew it was taking a big gamble. So, when they officially announced the launch of Google+, it was immediately met with skepticism, fueled undoubtedly by the company?s recent history with failed social products. Features such as Circles (a fancy term for lists) or Hangouts (a glorified chat) didn?t do much to help the matter. When asked whether he felt threatened on the Charlie Rose show, Mark Zuckerberg said Google was just ?trying to build their own little version of Facebook? (even though he eventually got on it too).

Fast-forward to over a year later, and the jury is still out as to whether Google+ is a success. Some still believe in its potential, believing it?s only a matter of time before the social network truly takes off. But when faced with the hard, cold truth, we can only note that there just isn?t much going on there right now. People from within the company itself seem to have lost faith as well, as illustrated by Steve Yegge?s infamous rant.?Instead of a list of raw numbers, here?s a nice little infographic?(courtesy of Umpf) to prove my point:

G+-IG

So as you can see, even one of the largest and most innovative companies in the world has had its own share of hiccups when launching new products/services. Google prides itself in letting its teams run independently to pursue their own projects, with the firm belief that it breeds innovation. But we can see in the 3 cases mentioned above that some coordinated homework and research wouldn?t have hurt. The good news is the lessons learned are applicable to businesses of all sizes:

  • Make sure your product has legs: Wave was considered a genius idea with the potential to revolutionize the way we interacted online, but didn?t live up to its lofty promise by failing to explain exactly what it was for or to promote its benefits clearly. Buzz was a good idea to begin with, but its utter disregard (blissful ignorance?) for privacy laws pretty much crippled it from the start. So do some research on your target audience and gauge potential interest, and identify any risks/opportunities that may arise during your product?s lifecycle before moving forward with any development. A beta is a great way to get an initial read and make tweaks before exposing your new product/service to the masses.
  • Be wary of the state of the competitive market: Google+ hasn?t offered enough difference-making?features to make it a viable alternative to Facebook yet.?If you are going after a market with firmly established leaders, identify some of the pain points that users are facing (using SWOT analysis, BCG or McKinsey matrices?)?and launch a product that serves unmet needs in order to carve out unique market share.
  • And most importantly, make sure your product is ready for consumption: Wave was available to only a limited number of people, in part due to the lack of technical resources to support heavier use. By the time Google was ready to accommodate everyone, the hype was over, and even the most fervent supporters had lost interest. At time of launch, your product/service needs to be robust enough for your consumers to, well, consume and enjoy. Beta testing is a great way to battle-proof it prior to general availability, but make sure to gather feedback from your testers and adjust accordingly in quick fashion.

Have you had issues launching a product or service of your own, and if so, what have you been able to take away from the experience? Share away in the comments!

Two new studies from the Johns Hopkins Bloomberg School of Public Health and the Chronic Kidney Disease Prognosis Consortium found that the presence of chronic kidney disease itself can be a strong indicator of the risk of death and end-stage renal disease (ESRD) even in patients without hypertension or diabetes. Both hypertension and diabetes are common conditions with chronic kidney disease with hypertension being the most prevalent. The studies were released online in advance of publication in The Lancet.

Chronic kidney disease affects 10 to 16 percent of all adults in Asia, Europe, Australia and the United States. Kidney function is measured by estimating glomerular filtration rate and kidney damage is often quantified by measuring albumin, the major protein in the urine standardized for urine concentration.

In the hypertension meta-analysis, low kidney function and high urine protein was associated with all-cause and cardiovascular mortality and ESRD in both individuals with and without hypertension. The associations of kidney function and urine protein with mortality outcomes were stronger in individuals without hypertension than in those with hypertension, whereas the kidney function and urine protein associations with ESRD did not differ by hypertensive status.

In the diabetes analysis, individuals with diabetes had a higher risk of all-cause, cardiovascular mortality and ESRD compared to those without diabetes across the range of kidney function and urine protein. Despite their higher risks, the relative risks of these outcomes by kidney function and urine protein are much the same irrespective of the presence or absence of diabetes.

"Chronic kidney disease should be regarded as at least an equally relevant risk factor for mortality and ESRD in individuals without hypertension as it is in those with hypertension," said Bakhtawar K. Mahmoodi, MD, PhD, lead author of the hypertension analyses.

"These data provide support for clinical practice guidelines which stage chronic kidney disease based on kidney function and urine protein across all causes of kidney disease. The conclusions are strengthened by the findings of leading studies and the participation of investigators from 40, countries and a detailed analysis of over 1 million participants," said Josef Coresh, MD, PhD, MHS, the Consortium's principal investigator and professor in the Bloomberg School's Department of Epidemiology.

Taking the battle against the toxic trio beyond 'Leaves of three, leave it be'

ScienceDaily (Sep. 26, 2012) ? With more than half of all adults allergic to poison ivy, oak and sumac, scientists are reporting an advance toward an inexpensive spray that could reveal the presence of the rash-causing toxic oil on the skin, clothing, garden tools, and even the family cat or dog. Using the spray, described in ACS' The Journal of Organic Chemistry would enable people to wash off the oil, or avoid further contact, in time to sidestep days of misery.

Rebecca Braslau and colleagues explain that allergic reactions to oils of the toxic trio are more than a nusiance. They claim a huge human and economic toll, accounting for thousands of medical visits, days lost from work and school and sheer misery for the victims. It takes only 0.04th of a drop of the plants' oil to trigger a reaction, and the oil is invisible. The scientists thus sought to begin developing a way to make the oil visible, so that people can do a reality check after venturing into outdoor areas where the toxic plants grow.

They describe development of a spray that, when applied to leaves of poison ivy, oak and sumac, reacts with urushiol, the toxic oil produced by those plants. When exposed to an ordinary fluorescent light, the spray glows if urushiol is present, revealing the location of the oil. "This constitutes the groundwork for the future development of a spray to detect urushiol to avoid contact dermatitis," the scientists say.

The authors acknowledge funding from the University of California Santa Cruz Committee on Research.

HP loses tax case over valuing U.S. research credit

WASHINGTON (Reuters) - Hewlett-Packard Co on Monday lost a legal bid to expand its benefits from the research tax credit after the U.S. Tax Court ruled the company could not exclude certain types of income when calculating the tax break.

It was unclear from the court documents how much in taxes HP would now owe, but according to the ruling, the amounts under dispute involved tens of millions of dollars.

HP had challenged an Internal Revenue Service ruling on the matter. The IRS had said the computer maker owed taxes in cases where it tried to claim the credit between 1999 and 2003. The IRS had said HP improperly excluded income from dividends, interest, rent and other sources in calculating the credit.

The Tax Court, which hears most corporate tax disputes, disagreed with HP and backed the IRS.

The tax break is one of the most politically popular benefits for corporations in the tax code, supported by Democrats and Republicans.

At the same time, some critics say it benefits rich companies that would likely do the research without it.

The credit was originally based on a percentage of total research spending, but Congress altered it to a formula based, in part, on gross receipts from a set period of time.

By minimizing gross receipts, HP effectively boosted the value of the research credit.

"By reducing the gross receipts for the four years prior to the credit year they would be able to reduce their base amount and increase their credit," said Michael Rashkin, author and tax attorney in Silicon Valley who previously worked for Apple Inc.

"HP was trying to stretch the definition of the statute to match the real world, but the court only looked to the statute," said Rashkin, who reviewed the case.

A spokesman for HP declined to comment.

The New Fashion for Market Atheism - Center for Christian Business ...

This economy is not just a bad time economically; it is a crisis about Capitalism. There is a new fashion for market atheism. The market doesn?t work, Capitalism is bad! There is more than a hint of wistful nostalgia for Communism. Well, nostalgia ain?t what it used to be. While Communism was seen as an alternative for many decades, its failure, which largely was an economic implosion that killed millions, showed there is only one, albeit imperfect, economic system.

finalcowanimage

Communism was mythological.? It?s funny how we are told to ?grow up? about religion, yet secularists cling to the childlike myths of communism or a world where capitalism can be no more. Protesters, media headlines, the guy on Main Street all ask the same questions: What does it do for us? Why is it not providing? Why are we being punished? All these questions come pouring out, as if the economy is God-like.

And indeed, there is a spiritual parallel. When we go through a bad patch or something horrible happens, we ask why did God let that happen? Where?s God when you need him? Seeing suffering in the world, a child dying of cancer, becomes a reason to deny the existence of a loving God.

Like God, the economy is in the dock. We charge the economy with our failings. Like in a courtroom drama, the language gets twisted and we are determined to get a conviction, and lay the blame on others: fat-cats, big corporations, and all those others who seem to benefit.

The reality is different. The economy has put us in the dock. How fiscally responsible were we, as individuals, as companies or as government when the times were good? How prepared were we for the downturn? Just as surely as we know we will face tough spiritual times, we face tough financial times, so we have to wonder why we were not prepared.

In the divine economy, what is needed is good discipleship with good stewardship. In both cases, we cannot be fair weather friends of God and the economy. Yet, this economy has exposed this is the case. I didn?t hear folks complaining about their rising pay or rising value of their properties during the good times. Why during the bad times?

When things are going good for us, some thank God while others think ?I did that!? When things are going bad for us, some blame God, while others say ?it?s not my fault, why did this happen to me?? Of course, there are times when events are beyond our control and we get hit badly. But then again, there are times when we get that little piece of luck or opportunity that gives us the big break we were looking for.

Just as there is never a good time to deny God, this is not a good time for market atheism either. The economy needs folks to believe if it is to get going and support us again. The nation needs confidence to invest and innovate to solve the problems of this economy, not the dog-in-a-manger feeling-sorry-for-ourselves attitude that currently dogs this economy. This attitude is suppressing business, and investors are scared to commit their funds, to risk their capital. The economy needs capital at risk, it is called opportunity, and it makes the economy strong.

We become spiritually strong when we realize God is not about giving handouts to us, but when we reach out our hand to Him and take the risk of walking with Him through whatever weather lays ahead on our path, sunshine or storm. In this economy, we need to know that there will always be changeable economic weather ahead, which means right now we need to weather the storm, so when the sun shines on us once more we remember where we have travelled these past few years and act fiscally responsible when the next storm hits.

THE RACE: Ohio and Florida could be the deciders

It could all boil down to Ohio and Florida.

The two states are the sparkling jewels in the swing-state crown. One or the other ? or both ? could easily end up deciding the Electoral College winner.

Until recently, both states had been leaning Republican, although President Barack Obama carried them in 2008 ? Ohio by five points, Florida by three.

No Republican has ever won the presidency without carrying Ohio.

While Obama headed to New York Monday for the U.N. General Assembly, Romney campaigned in Colorado and planned to join running mate Paul Ryan on Tuesday for the last two days of a three-day Ohio bus tour. Obama campaigns in Ohio Wednesday.

Both candidates crisscrossed Florida last week.

Of the 270 electoral votes needed to win the White House, Florida holds 29 and Ohio 18.

Six weeks out, many major polls show a slight Obama advantage, nationally as well as in Florida, Ohio and several other battleground states.

The president's campaign opened a new ad offensive Monday in Ohio with a television spot blasting Romney's remark at a private fundraiser that "47 percent" of Americans don't pay federal income taxes and expect support from the government.

The ad suggests Romney hasn't "come clean" on his own taxes by still refusing to release returns before 2010.

The Romneys did release their 2011 returns Friday, showing they paid a rate of just 14.1 percent on $13.7 million in income. That's below the rate paid by millions of middle-class wage earners.

Romney put out his own swing-state commercial blaming an alleged lax stance by Obama toward China for the loss of U.S. manufacturing jobs.

Romney acknowledged Sunday he was trailing the president in several key states, but said of the polls: "I know that in the coming six weeks, they're very unlikely to stay where they are today."

Obama ad targets Romney on untaxed Americans

(AP) ? President Barack Obama's campaign is launching its first television advertisement targeting Mitt Romney's comments about Americans who don't pay income taxes, arguing the GOP nominee should stop attacking others on taxes and "come clean" on his own.

The ad signaled that Obama will keep making Romney's personal finances a campaign issue even after the Republican released a second year of information about his taxes. The campaign will start running the ad Monday in Ohio, where Romney will campaign this week.

The 30-second ad opens with a video of Romney at a private fundraiser in May, where he told donors that 47 percent of Americans don't pay income taxes, believe they are victims, and feel entitled to government assistance.

"My job is not to worry about those people," Romney says in the video, which was taped without his knowledge.

A narrator in the Obama ad responds, "Isn't it the president's job to worry about everyone?"

The ad also references details about Romney's personal tax returns, including his disclosure Friday that he and wife Ann Romney paid an effective tax rate of 14.1 percent in 2011. That rate is lower than millions of middle-income Americans, but more than Romney had to pay.

The tax documents released Friday show Romney, one of the wealthiest candidates ever to seek the presidency, paid nearly $2 million in federal taxes on $13.7 million in income. Romney's income was from investment returns, which are taxed at a lower rate than income that comes mostly from wages.

2 Marines charged for allegedly urinating on corpses

NBC's Jim Miklaszewski on the ramifications of the video that allegedly shows Marines urinating on corpses.

By NBC News staff and wire services

Two Marines are facing criminal charges for allegedly urinating on the corpses of Taliban fighters last year in Afghanistan and posing for unofficial photos with casualties, Marine officials announced on Monday.

The criminal charges are the first levied on anyone over the incident, which was recorded on video and circulated on YouTube.

The video, which showed Marines in full combat gear urinating on the bodies of three dead men, triggered widespread anger in Afghanistan early this year, with Afghan President Hamid Karzai calling the Marines' actions "inhuman."?Defense Secretary Leon Panetta said he feared that the video could set back efforts to begin reconciliation talks with the Taliban.

The charged Marines, Staff Sergeants Joseph W. Chamblin and Edward W. Deptola, who were referred to trial by court martial, also face charges for failing to properly supervise junior Marines and failing to stop and report misconduct of junior Marines.?

The Marine Corps investigation showed that although the video was only circulated on the Internet in January, the incident actually took place on or around July 27, 2011, during a counter-insurgency operation in Afghanistan's Helmand province.?

The Marine Corps said on August 27 that three Marines pleaded guilty to charges over the video. But their punishment fell short of criminal prosecution.

Chamblin and Deptola, on the other hand, also face a series charges for failing to supervise junior Marines.

This includes simple things like failing to require them to wear protective equipment to more serious breaches, like failing to report the "negligent discharge" of a grenade launcher. Deptola is also charged with failing to stop the unnecessary damaging of Afghan compounds, the Marines said.

The Marines said there were other pending cases in the video investigation. They declined to elaborate on the incident in which the negligent actions took place.

After a lengthy investigation by the Naval Criminal Investigative Services,?Lt. Gen. Richard Mills, commanding general of Marine Corps Combat Development Command in Quantico, Va., made the decision to refer the cases to court martial, the Marine Corps Times reported.

Both Marines are from the Third Battalion, Second Marine Regiment at Camp LeJeune, North Carolina. ?No date has been set for their court martial.

BlackBerry service down in Europe, Mideast, Africa

TORONTO (AP) ? The chief executive of struggling BlackBerry-maker Research In Motion apologized Friday after an outage in Europe and Africa interrupted service for customers on the very day Apple Inc. released its new iPhone 5.

RIM announced the issues in postings on Facebook and Twitter on Friday, and later said it resolved the issue. The service disruption lasted up to three hours for some BlackBerry users.

The outage brought up unpleasant memories of last year?s troubles with emails and chat messages that left many users bereft for up to three days.

The timing could not have been worse, coming as lines formed outside of Apple stores in a number of cities as the new iPhone 5 went on sale.

RIM shares plunged 6.5 percent, or 45 cents, to $6.45 in trading on the Nasdaq.

Chief Executive Thorsten Heins said up to six percent of RIM?s users may have been affected. He said the company is conducting a full analysis and will report back. No reason for the outage was given.

?I want to apologize to those BlackBerry customers in Europe and Africa who experienced an impact in their quality of service earlier this morning. The BlackBerry service is now fully restored and I can report that no data or messages were lost,? Heins said in a statement posted on RIM?s website. ?Preliminary analysis suggests that those customers may have experienced a maximum delay of 3 hours in the delivery and reception of their messages.?

RIM initially said the outage included the Middle East, but RIM spokeswoman Amy Jones later said it did not.

?It?s the worst timing,? Jefferies analyst Peter Misek said. ?This is bad publicity and it?s very unfortunate. But frankly the attention is all going to be on Apple today, all the weekend ?and frankly until the end of the year. Frankly, it?s kind of irrelevant. The only thing that?s relevant is when they are going to come out with their new phones.?

Misek said he thinks the transition to the BlackBerry 10 software intended to run their new line of smartphones, could be a cause of the outage. RIM is preparing to launch the new phones early next year, after a series of delays.

?We think that switch over is causing the difficulties,? Misek said.

The latest outage comes as customers are abandoning their BlackBerrys for flashier iPhones and Android phones.

RIM is facing its most difficult period in its history. The Waterloo, Ontario-based company is laying off thousands this year as it transitions to new software platform that has been deemed critical to its survival.

Colin Gillis, an analyst with BGC Financial, called it ironic that an outage would happen that the day Apple is releasing the iPhone 5. Gillis noted that RIM is trying to get its operating centers ready for the new BlackBerrys at the same time that it?s laying off thousands and turning over senior management in a time of crisis.

?Systems are going to break when you are in that kind of mode. It?s the worst possible environment to try and launch a critical, make or break product,? Gillis said.

RIM was once Canada?s most valuable company with a market value of more than $80 billion in June 2008, but the stock has plummeted since, from over $140 share to less than $7. RIM?s decline is evoking memories of Nortel, another Canadian tech giant, which declared bankruptcy in 2009.

At least once a week, Savannah Tikotsky stays in the office until 10:30 p.m., killing time until her coed soccer game starts at a field on the Lower East Side. On another night, she heads to Williamsburg, Brooklyn, to play a pickup game with a different group from 8 to 10 p.m. And on yet another weeknight, she practices with a third team?in a competitive women's league?to get ready for their Sunday game. "I moved here five years ago from California and looked for a team as a way to get to know people," said Ms. Tikotsky, a senior account executive at Feintuch Communications. "Since then, more and more leagues keep sprouting up, and there are pickup games everywhere people can find a field." Forget softball, and don't even think about Golf. With the first generation to take part in the youth soccer boom now in their 20s and 30s, and the success of the U.S. women's team in the World Cup and Olympics, the sport is enjoying a newfound popularity among adults. Companies are forming teams to build workplace camaraderie, and new leagues and tournaments are being created to meet the growing demand. "There is a huge growth in adult organized leagues," said Leonard Shostak, a business consultant who referees soccer games on the side. "It used to be that companies ...

9 climbers killed, 6 missing in Nepal avalanche

KATMANDU, Nepal (AP) ? An avalanche hit a team of climbers on a high Himalayan peak in Nepal on Sunday, leaving at least nine dead and six others missing, officials said. Many of the climbers were French or German.

Police official Basanta Bahadur Kuwar said the bodies of a Nepalese guide and a German man were recovered and that rescue pilots had spotted seven other bodies on the slopes of Mount Manaslu in northern Nepal, the eighth highest mountain in the world.

Ten other members of the team survived the avalanche but many were injured and were flown to hospitals by rescue helicopters, he said.

Rescue pilot Pasang, who uses only one name, said three injured French citizens and two Germans had been transported to hospitals in Katmandu.

He said rescuers were also attempting to bring the bodies of the dead back to the base camp.

Weather conditions were deteriorating and it was not possible to continue air searches of the mountain Sunday afternoon, Kuwar said.

The identities of the victims were still being confirmed.

The avalanche hit the climbers at a camp at 7,000 meters (22,960 feet) as they were preparing to head toward the summit, which is 8,156 meters (26,760 feet) high.

It is currently the beginning of Nepal's autumn mountaineering season.

Feeling playful on Hobbit Day? Some gaming news? | Hobbit ...

If you like quests, enjoy board games and are always on the look out for family fun, we have some good news for you!? The folks at Prolific Games, designers of innovative board games, are busy making The Hirelings, a traditional game which uses a board, dice and cards to create a world of myth and mayhem!? The premise is this: ?Deep in a dragon?s lair, the Heroes have been unceremoniously (but predictably) burnt to nothingness leaving the Hirelings to scramble their way to safety.?

Read more about the game after the break?

In keeping with the notion of the smallest people changing the world, the idea behind ?Hirelings? is that it?s the somewhat inept and incompetent??baggage carriers? who suddenly find themselves in the middle of an adventure.? Bill Sininger, one of the game?s creators, says, ?We designed it so kids can start learning to make choices, and parents can enjoy gaming with their kids.?? It?s a fairly straight forward game, suitable for kids from age 5, but the concept will appeal to adults and the artwork is, according to fathergeek.com in their review, ?simply outstanding?.

The catch is ? this game is in the development phase and needs funding!? You can learn more about the game at their kickstarter page, where you can support if you wish ? and maybe grab yourself a fabulous tshirt?into the bargain!? Looks like a lot?of fun to us here at TORn; and TORn old timers may be interested to know that designer Bill Sininger?is the nephew of former TORn staffer Balin, who sadly sailed into the West but is never forgotten round these parts.

Mosquito virus could lead to new vaccines and drugs

ScienceDaily (Sep. 20, 2012) ? A mosquito sample collected three decades ago in Israel's Negev Desert has yielded an unexpected discovery: a previously unknown virus that's closely related to some of the world's most dangerous mosquito-borne pathogens but, curiously, incapable of infecting non-insect hosts.

Researchers believe this attribute could make the Eilat virus a uniquely useful tool for studying other alphaviruses, a genus of largely mosquito-borne pathogens that includes the viruses responsible for chikungunya, Venezuelan equine encephalitis, western equine encephalitis and eastern equine encephalitis. In addition, the researchers say, Eilat could also aid in the development of new alphavirus vaccines, therapies and diagnostic techniques.

"This virus is unique -- it's related to all of these mosquito-borne viruses that cause disease and cycle between mosquitoes and animals, and yet it is incapable of infecting vertebrate cells," said University of Texas Medical Branch at Galveston graduate student Farooq Nasar, lead author of a paper on the virus now online in the Proceedings of the National Academy of Sciences. "It's a gift, really, because we can compare it to other alphaviruses and figure out the basis of their ability to infect a variety of animals, including humans."

Eilat was discovered in a virus sample that Joseph Peleg of Hebrew University sent to UTMB's Dr. Robert Tesh, an author of the PNAS paper and director of the World Reference Center for Emerging Viruses and Arboviruses. The collection holds over 5,000 identified viruses and dozens of unidentified samples like the one contributed by Peleg.

All the researchers knew about Peleg's specimen was that it killed insect cells while leaving animal cells untouched, a very unusual behavior. So they sent it to a lab at Columbia University that specializes in doing highly intensive searches for the genetic material of viruses, a process called "deep sequencing." As it turned out, there were two new viruses in the sample. One virus killed insect cells, and the other -- Eilat virus -- infected them without doing any harm.

"We were extraordinarily lucky to have that other virus in our sample, because without the cell death it caused, we never would have done the work that led us to Eilat," Nasar said. "Essentially, we found it by accident."

Eilat's inability to grow in animal cells -- even its genetic material cannot replicate in them -- makes it unique among alphaviruses, and it also makes it likely that the virus could be uniquely valuable to researchers who study alphaviruses and work to protect humans and domestic animals from them. For example, the UTMB researchers say, Eilat could be transformed into a vaccine against one of its dangerous relatives by making changes to the genes that produce its envelope proteins, which are exposed on virus particle surfaces and stimulate the critical parts of the immune response.

"We have taken the genes for the envelope proteins of very dangerous viruses like eastern equine encephalitis and used them to replace the genes for Eilat's structural proteins," Nasar said. "That gives us viruses that we can grow in insect cells that can't do anything in vertebrate cells at all, but still produce immunity against eastern equine encephalitis -- they can be used to vaccinate animals, and hopefully someday people."

A variety of Eilat-based "chimeric viruses" -- viruses made by combining genetic material from other viruses -- could be used to study the interactions between host cells and dangerous alphaviruses, leading to the development of antiviral drugs. The viruses could also serve as the basis for new diagnostic tools that could be deployed in an alphavirus outbreak. Because these chimeras, like Eilat, would not be able to infect vertebrates, such research could be done without the elaborate and often cumbersome containment precautions needed for working with pathogens like chikungunya, Venezuelan equine encephalitis, or eastern and western equine encephalitis.

Packaging hints at ASUS Padfone 2 having 47inch 720p display, 13MP camera, quadcore S4 Pro

We can't guarantee what this box contains, but if the list of specs is accurate then it's definitely too good to gift-wrap. The photo above was posted to a Chinese forum thread entitled "Padfone 2 specs revealed" by a user called cj1024, and indeed the A68 model number at the top of the list does sound appropriate, considering the original Padfone was the A66. If we assume it's legit, for the sake of argument, then maybe we can expect ASUS's next modular phone to come with the same quad-core Snapdragon S4 Pro processor and 13-megapixel camera resolution that are already strutting around in the LG Optimus G, alongside an uncommonly bright, 4.7-inch 1280 x 720 Super IPS+ display, LTE and 2GB of RAM. You can digest the rest for yourself, or just wait until October 16th.

Update: Keen-eyed doubter Firuz has spotted a problem: the display icon says "SuperAMOLED" even though the specs state "Super IPS." Dodgy 'chop or actual packaging error? You decide.
